GRIT CONSTRUCTION - DESIGN AND BUILD

OUR PROCESS

Our process for clients in residential construction can vary depending on the specific project, and the parties involved. However, here is a general outline of the typical steps involved in our residential construction project:


DEFINE PROJECT GOALS

  • After speaking, we will schedule a meeting at your home to discuss your vision, requirements, and budget for the project. From there, we will evaluate the site conditions including topography, floor plans, mechanicals, and any potential challenges.

PRELIMINARY ESTIMATE

  • Our construction team will provide a detailed cost estimate based on the project design, including materials, labor, and other expenses. Keep in mind, we do our best to provide a detailed quote taking into account all likely variables, and hidden costs, but with any construction project, there may be unforeseen conditions that my change the final project costs.

DESIGN-BUILD CONTRACT

  • If you would like to move forward with the project, both parties will sign the Design-Build Contract, which requires a small deposit. We will work hand-in-hand to finalize layout, and design features to ensure your vision becomes a reality.

MATERIAL SELECTIONS AND REVISIONS

  • At this point, our team will work with you to select materials, fixtures, finishes, and other products to be used in the construction project, and bring in our subcontractors to bid the job. We will work together to assess any changes to the Design-Build Contract, and try to narrow down the scope, and final cost of the project.

CONSTRUCTION CONTRACT

  • Once all final details have been determined, the customer and the construction team sign a Construction Contract that outlines the scope of work, timelines, total estimated costs, payment terms, and any other relevant terms and conditions

BEGIN CONSTRUCTION

  • Once the Construction Contract is signed, we will begin the work on your new project. Throughout the project we will do our best to keep you informed of any changes to the design, timeline, pricing, or any other pertinent information.

PROJECT COMPLETION

  • 30 days after completion, we will conduct a walkthrough with you to ensure that all work has been completed satisfactorily. At this point final payment will be requested, and you will be presented with an Acceptance of Completion to sign, and all necessary documentation, including warranties and operation manuals for equipment and systems.

OCCUPANCY

  • We turn over keys, and close out any required permits. At this point you finally get to sit back, and enjoy your new space!
